Hévíz tourism statistics for 2025 point to strong, internationally driven demand. The town recorded around 1.2 million guest nights, second only to Siófok outside Budapest, and roughly two-thirds of its visitors came from abroad. Because the thermal lake can be used in winter, demand is far less tied to the summer season than along most of the Balaton shore.
How many guest nights did Hévíz record in 2025?
Hévíz recorded around 1.2 million guest nights (1,199 thousand) in tourist accommodation in 2025. In the settlement ranking published by turizmus.com, that places the town second in Hungary outside Budapest, behind Siófok and ahead of Hajdúszoboszló.
According to the same ranking, only three places outside the capital passed one million guest nights in 2025: Siófok, Hévíz and Hajdúszoboszló. For a small spa town, that is a remarkably concentrated level of demand.
At a public forum in Hévíz in September 2026, reported by Pénzcentrum on 7 September 2026, the director general of the Hévíz St Andrew Rheumatology Hospital and Spa said that 648,000 guests visited Hévíz in 2025, 68% of them from abroad. Measured in guest nights the international share is lower: a Termál Online compilation of KSH settlement-level data puts it at around 591,000 of the 1.2 million nights (49%). Hévíz is therefore a strongly international destination, which helps to balance swings in domestic demand.

How did the wider Lake Balaton region perform?
The Balaton tourism region recorded 9.29 million guest nights in 2025, 2.2% more than in 2024 and close to a fifth of Hungary’s total. Its official boundaries, set by Government Decree 429/2020, include Hévíz, Keszthely and Nemesbük.
According to the Hungarian Central Statistical Office (KSH), the region welcomed 3.31 million guests. Around 30% of guest nights (2.77 million) were spent by international visitors, and that segment grew faster: international guest nights rose by 6.8% year on year, while domestic guest nights were broadly flat.
Lake Balaton as a whole remains a mainly domestic destination. Hévíz, with more than two-thirds of its visitors coming from abroad, has a distinctly different profile, and that difference is what makes the western end of the lake interesting from an investment perspective.
What do the Zala county figures add?
Tourist accommodation in Zala county, where Hévíz lies, recorded 3,394,624 guest nights in 2025, up 2.4% on the previous year. Of these, 1,236,562 were international guest nights, a share of 36%.
Length of stay is telling too. KSH data show an average stay of 2.8 nights in Zala, and 3.2 nights for international guests, against a national average of 2.4. For an operator, longer stays mean fewer changeovers and lower cleaning and handling costs per night let.

How seasonal is demand around Hévíz?
Lake Balaton has a pronounced summer peak, whereas demand in Hévíz extends across the year thanks to the thermal lake. Monthly KSH data for commercial accommodation in the Balaton region show the contrast clearly.
- In 2025, July and August accounted for 41% of guest nights in the region’s commercial accommodation (1.27 million and 1.35 million respectively).
- The five months from November to March together accounted for about 20%; the quietest month was January, with 221,000 guest nights.
- In September, 37% of guest nights were international (190,000), compared with 29% in July, so the shoulder season leans more heavily on overseas visitors.
We could not find published monthly KSH data for Hévíz itself, but the lake shapes its demand. The spring keeps the lake warm all year, so open-air bathing continues through the winter; our Lake Hévíz guide on hillgate.hu has the details. That is why Hévíz can expect more even, year-round demand than the Balaton average.
For an apartment, steadier demand feeds directly into the number of nights let. The HillGate income model therefore uses three scenarios of 160, 220 and 250 nights let per year; these are illustrative and not a promise of returns. How did Hungarian tourism perform overall in 2025?
Tourist accommodation across Hungary recorded 47.2 million guest nights in 2025, 5.1% more than in 2024. KSH data show that growth was driven mainly by international demand: international guest nights rose by 8.3%, domestic ones by 1.9%.
International guest nights reached 24.5 million, or 52% of the total. Budapest dominates the picture, with 18.3 million guest nights, close to 40% of the national figure.
Outside the capital, domestic demand dominates: based on KSH data, only around 28% of guests in accommodation outside Budapest came from abroad. Against that backdrop, Hévíz stands out, with 68% of its guests coming from abroad.
How should Hévíz tourism statistics be read?
KSH covers all tourist accommodation: hotels, guesthouses and other commercial accommodation, as well as private and other accommodation. Guest numbers measure arrivals, while guest nights measure nights spent; for an accommodation investment, guest nights are the more useful indicator.
KSH’s public tables report data by county and tourism region, so the settlement-level Hévíz figures come from secondary sources and local reporting. The monthly seasonality data refer to commercial accommodation in the Balaton region.
What should investors keep an eye on?
The main open question is the infrastructure of the Hévíz lake bath. According to the spa, the central bath building on the lake (building A and terrace B) was closed on 18 March 2025 for structural reasons. The lake and the other bath facilities remain open, but bathing is currently possible outdoors only.
According to articles published by Pénzcentrum in September 2026, the town’s leadership regards a temporary bath, to be in place during 2027 at the latest, as the most urgent task. A master plan is being prepared for a wider redevelopment that includes the lake bath and the hospital, estimated at HUF 60–100 billion. Reports of the September forum state that in the first quarter of 2026, guests in private and other accommodation in Hévíz fell by almost 36% and guest nights by 39% compared with a year earlier. These figures do not cover hotels or other commercial accommodation.
The redevelopment is also an opportunity: a renewed lake bath with greater capacity could strengthen the town’s appeal over the longer term. As of October 2026, however, its timetable and final scope are not yet known, so it is prudent not to rely on it.
For investors, this means that alongside the strong 2025 figures, the pace of the spa redevelopment will influence demand in the coming years. It is worth following fresh KSH and local data quarterly and testing any decision against several scenarios. Further answers about the project are in the FAQ section.
